Why auction

A listing is open ended. An auction has a date.

When a property is listed, nobody knows when it sells. It might be six weeks, it might be a year, and the whole time there are taxes, insurance, utilities and upkeep running against it. For an estate on a settlement timeline, or a family that has already moved on, that uncertainty is the actual cost.

An auction fixes the date in advance. The property is advertised, buyers inspect it, and on the day they compete under terms everyone knew going in. It sells to the highest bidder, and everyone involved knows exactly when that happens.

It does not suit every property. Part of our job is telling you when it does not.

We look at the property

We walk it with you, talk through what it is likely to bring, and tell you honestly whether auction is the right route. Free, and no obligation.

Terms and date set

Deposit, settlement window, and whether the sale is absolute or subject to confirmation, all agreed and put in writing before anything is advertised.

Advertised and shown

The property is marketed ahead of the date, and buyers get scheduled showings so they arrive ready to bid rather than ready to ask questions.

Sale day and settlement

Buyers compete, the property sells, deposit is taken on the day, and the balance follows at settlement inside the agreed window.

Buying property at auction

If you have never bought at auction, it is more straightforward than it looks.

  • Every property is advertised with a sale bill stating the terms
  • Showings are arranged before the sale, so you can inspect first
  • Property sells as-is, where-is, so inspect it properly beforehand
  • A certified deposit is due on the day of sale
  • The balance is due at settlement inside the stated window
  • Bring your financing sorted. There is no financing contingency

What sellers and buyers ask

How is an auction different from listing with an agent?

A listing is open ended. An auction has a date. Buyers compete on that date under terms set in advance, and the property sells to the highest bidder rather than after a negotiation that may or may not happen.

What kinds of property do you sell?

Residential homes, farms and agricultural land, and commercial property. We also sell property as part of a full estate, alongside the contents.

Can I set a minimum?

That depends on how the sale is structured. Some sales are absolute and sell to the highest bidder regardless. Others are subject to seller confirmation. We agree which before the property is advertised, and the sale bill states it plainly.

What do buyers need on auction day?

A certified deposit on the day of sale, with the balance due at settlement. The exact deposit amount and settlement window are stated in the sale bill for each property.

Can buyers see the property first?

Yes. Showings and preview times are arranged before every real estate sale. Call and we will schedule one.
